Pest prevention and proofing: plan the right questions

Good prevention planning starts with the actual building and activity. A checklist can help a conversation, but it cannot specify repairs, materials or a guaranteed result for every home.

Independent information and enquiry website operated by Stephen Meredith. We do not carry out pest-control inspections or treatments.

Separate observations from a building diagnosis

Record where activity has been observed and any obvious, safely visible property concerns. Keep the two connected without assuming that a particular gap is the source. An assessor may need to establish species, current activity and possible routes before recommending work.

Describe recurring problems and earlier recommendations. If you have previous visit notes, keep them available for the appointed professional. This website cannot confirm an entry route or the adequacy of earlier work from a form submission.

Ask who assesses and carries out the work

Treatment, inspection and building repairs may be separate tasks. Ask the contractor which parts they offer, whether another trade is needed and what permissions or authorisation apply to your property.

The independent enquiry site does not provide those trades or promise access to a provider network. Any professional appointment, scope and price are agreed separately with the person undertaking the work.

Avoid a universal material prescription

Openings can relate to ventilation, services, drainage or the structure. Generic advice to fill every gap is not a specification. Ask how an approach will preserve the functions of the building and avoid trapping or disturbing animals.

Have the actual finding assessed before choosing mesh, sealants, screens or other products. We do not give a one-size-fits-all opening measurement or material combination that supposedly works at every property.

Consider routine property management

Tell the assessor about waste storage, food handling, garden storage and the way outbuildings are used where relevant. These are useful parts of a property brief rather than evidence that a particular occupant caused an issue.

For shared buildings, agree who can make changes to communal areas and how observations will be communicated. Avoid making allegations about neighbouring properties without an assessment and evidence.

Timing and follow-up belong in the plan

Ask whether the proposed work should follow or be coordinated with any other assessment or treatment. The order can depend on the species and activity. A calendar or generic seasonal list is not enough to prescribe exclusion work.

Find out how the finished work is checked and what ongoing responsibilities remain. No website or general checklist can guarantee that pests will never return.

A proofing proposal checklist

  • The actual observation or finding being addressed.
  • The areas and work included, with any exclusions.
  • Current animal activity, ventilation and building considerations.
  • Access, permissions and any separate trade needed.
  • Materials and approach explained by the appointed professional.
  • Price, making good, inspection and maintenance responsibilities.

Choose a useful next step

Read the rat or mouse guide for the observations to prepare. If you are comparing work, use the cost guide to separate inspection, treatment and repairs. For uncertainty about wildlife or appropriate methods, use the linked authoritative advice and a competent professional.

An enquiry to this website goes to the operator for review; it does not appoint someone to inspect or repair the property. Any proposed contact sharing is explained and requires agreement first.
